Who issues permits to concrete contractors in Dundee?
Dundee is a small town (10.5 square miles of land and 5,235 people at the 2020 Census) that describes itself as sitting in the US 27 corridor, framed by the rolling hills of the Lake Wales Ridge. Before we price a job in town, we check the following, the way concrete contractors in Dundee have to.
Dundee runs its own building office, so start there. The town's Development Services Department "permits and inspects new construction, remodeling, additions, repairs, mobile home setups, signs, and other structures," and its page says "a permit is required for all new construction, alterations, repairs, demolition, or additions to a structure." The same page says permits are required for all accessory buildings, and it names detached carports, garages, workshops, storage sheds and fences. If your parcel has a Dundee mailing address but sits outside the town line, it goes to the Polk County Building Division instead. Not sure which side you're on? The town's Planning Department will issue a letter confirming a parcel's zoning if you give it the parcel ID or address.
| Item | What the record says | Source |
|---|---|---|
| Paving and concrete work | Sub-trade permit: $34.22 minimum up to $1,000 of value, plus $11.98 per additional $1,000, plus a $34.22 administration fee | Dundee fee schedule, Oct 1, 2025 to Sept 30, 2027 |
| Sheds 250 sq ft or less | Flat $46.42 permit fee | Dundee fee schedule |
| Future fee changes | Fees rise 5% every two years under Resolution No. 01-07 | Dundee fee schedule |
| Notice of Commencement | Lien law applies over $2,500, and the notice is recorded and posted before the first inspection; the permit office needs a copy when the direct contract is over $5,000 | F.S. 713.13, 713.02(5), 713.135 |
| Forms on file | Site Work Permit Application, Building Permit Exemption Request, Residential Building Permit Submission Checklist | Town Building Department page |
About that exemption form. Florida's HB 803 rule (F.S. 553.79) lets a single-family owner, or the owner's contractor, ask for a permit exemption on work under $7,500, but only with a written request and the contract attached. It doesn't cover electrical, plumbing, structural, mechanical or gas work, a job can't be split to get under the line, and it doesn't apply at all if the property is partly or fully in a flood hazard area. The building official decides, and we won't call a job exempt before the town does.
How wide does a new driveway have to be in Dundee?
Dundee's zoning code (Sec. 2.02.02) reads: "Every single-family structure shall have a two-car, enclosed garage served by a two-car wide driveway with a minimum width of 16 feet." The same requirement appears in Sec. 2.01.01, the town's general rules for single-family homes, and in the RSF1, RSF2 and RSF3 district rules. Is your older driveway narrower than 16 feet? Concrete contractors in Dundee ask the Planning Department how the rule applies before the forms go in. If widening makes sense, doing it during the tear-out costs less than cutting in a strip later.
Here's a concrete driveway at that minimum width, 16 by 40 feet (640 sq ft), priced with the ranges in our Winter Haven cost guide:
- Broom finish at $8 to $14 per sq ft: $5,120 to $8,960
- Stamped at $12 to $22 per sq ft: $7,680 to $14,080
- Tear-out of the old slab adds $2 to $4 per sq ft on top of either finish
Those totals are one size times both ends of our range. The free written estimate after we walk the lot sets the real number.
