Quick answer

For a concrete patio in Winter Haven that will carry a screen cage, the slab has to sit where the city allows the cage: rear or side yard, out of utility easements, counted toward impervious surface. Winter Haven Concrete Co pours patio slabs for $8 to $14 per sq ft, $2,500 to $6,500 for 250 to 450 sq ft.

What 10 by 10, 12 by 16 and 16 by 20 patios cost

Square footage drives the price of a concrete patio in Winter Haven, so start with the size you need. Lay a hose or a tape on the grass where the table, grill and chairs will go, then add walking room around them.

  • 10 by 10 (100 sq ft): $800 to $1,400 at our $8 to $14 range. Enough for a bistro table and two chairs.
  • 12 by 16 (192 sq ft): $1,536 to $2,688. A dining table for six, or a grill plus a pair of loungers.
  • 16 by 20 (320 sq ft): $2,560 to $4,480. Room for an outdoor kitchen corner and a seating group.

Those are plain broom-finish numbers. Stamping, color, extra thickness for a future roof and a long wheelbarrow run to a fenced backyard push it up. The concrete cost guide for Winter Haven puts these sizes next to driveways and walks, and our Winter Haven page covers the city as a whole.

A concrete patio in Winter Haven poured now for a screen room or a roof later

If a screen cage is in your future, the slab is the cage's floor. Under city Code Sec. 21-102, screened enclosures, pergolas, gazebos and detached carports are accessory structures. They go in the rear or side yard only, can't sit in a required buffer strip or a public utility easement, and count in the city's impervious-surface and stormwater math. In the R-1 zone, all accessory structures together can cover at most 15 percent of the lot, up to 1,200 sq ft on lots of an acre or less. In R-2 the cap is 1,000 sq ft. Carports must be engineered for Florida Building Code wind loads, and the city doesn't allow canvas or vinyl carports without an approved permanent foundation.

So we lay out the slab with the cage in mind. We work out where the posts land, where to thicken the edge to carry them, and how far the slab sits from the easement on your survey. Your screen builder's drawing wins on post spacing, and we pour to it.

One more decision belongs here. The Florida Building Code, Sec. R506.2.3, skips the 6-mil vapor retarder under slabs that are not likely to be enclosed and heated later. If you might turn that lanai into an air-conditioned room someday, tell us now. That changes the slab, and a slab built as a room floor is a slab and foundation job.

Here are our patio ranges for Winter Haven and nearby Polk County, for plain or broom-finish slabs. Stamped work and overlays are quoted separately.

Which backyard slabs need a permit, by city and county

Permits for a concrete patio in Winter Haven depend on the address. Inside city limits, Sec. 5-9 of the city code requires a permit before any structural work, and for nonstructural work once materials cost more than $800. The Building and Permitting Division runs 2026 permits and inspections through its Accela portal. In unincorporated Polk County, which covers places like Cypress Gardens, Inwood and Wahneta, the Polk County Building Division lists concrete slabs adjacent to a house or other structure, pavers inside setbacks or next to structures, and decks and walkways as work needing a permit.

Nearby cities draw the line in different places. Auburndale permits slabs over 100 sq ft within 10 feet of the home, and Lake Wales puts patios and decks on its permit list by name. See patios in Auburndale, patios in Lake Wales, patios in Haines City and patios in Bartow, or patios in Winter Haven street by street.

Florida's under-$7,500 exemption may cover a small slab, but it takes a written request with the contract and does not apply where any part of the lot is in a flood hazard area. Check with the building department first. We pull the permit when the job needs one, and the Polk permits guide has the full city-by-city list.

Lakefront yards and the city's high-water line

The city wraps around the Chain of Lakes and regulates how close you can build to each lake. Table 21-71A sets a regulatory high-water elevation for every named lake. On the Southern Chain, including Lake Howard, Lake Shipp, Lake Eloise, Lake Hartridge and Lake Cannon, that line sits around 131.8 to 131.9 feet (NAVD 88). On the Northern Chain lakes such as Lake Conine and Lake Haines it is about 128.8 feet.

Under Sec. 21-71, principal buildings stay at least 40 feet and accessory structures at least 25 feet back from that line, measured from the landward side of a seawall where there is one. A screen enclosure counts as an accessory structure, so a lakefront concrete patio in Winter Haven that will get a cage has to respect the 25 feet. A bare slab is a gray area. The Planning Division can tell you how it reads your plan before we form anything.

Low lakeside yards bring flood maps into the picture too. In a sample of points across the city, about a quarter of the land fell in FEMA A or AE zones. Pull your parcel on the FEMA map before you count on the small-project permit exemption, and send us the survey so we can see where the elevation line falls.

Getting rainwater off a patio on sandy ground

On a concrete patio in Winter Haven, water is what you plan around. A slab poured tight to the back wall has to shed a summer downpour away from the house, and the roof may dump right onto it. We set the slab to fall toward the yard, keep it below the door threshold, and talk about where the downspouts land before we pour, because a gutter emptying onto the slab every afternoon stains it and washes out the sand at the edge.

The ground under city yards ranges from excessively drained Candler sand on the higher ridges to poorly drained flatwoods sands such as Pomona and Immokalee. Dry ridge sand needs even compaction so the far edge doesn't drop. On flatwoods sand the seasonal water table can sit within a foot or so of the surface for months, so we strip grass and organic topsoil and build the base up with compacted clean fill.

Joints matter on a patio because these slabs come in odd shapes that wrap around corners and doors. NRMCA's CIP 6 sets joint spacing at 24 to 36 times the slab thickness, never over 15 feet, with panels close to square and no L-shaped panels. That's why we put a joint at every inside corner. If the house had a soil termite treatment, Florida's code also calls for chemical treatment under exterior concrete within 1 foot of the walls, so we coordinate with your pest control company when that applies.

Cooler, less slippery surfaces for a sun-baked patio

Bare slabs in full Florida sun get hot. The EPA's cool pavements page cites an Arizona pilot where conventional paving such as asphalt reached up to 152 F at midday while cool pavements stayed 10 to 16 F cooler. You have three ways to fight that on a concrete patio in Winter Haven.

  • Go light: plain gray or a light integral color reflects more sun than a dark stain.
  • Add a light texture coat: a light-colored spray-texture overlay over a sound slab gives you a paler, gritty surface that grips better than a smooth trowel finish.
  • Shade it: a solid roof or pergola over part of the slab does more than any coating.

Grip matters near a hose bib. Stamped patterns have texture, but a film-forming sealer can make them slick when wet, so ask for a non-skid additive in the sealer. If you want the stone look, see stamped and decorative concrete. An old slab that is sound but ugly can take a new overlay through repair and resurfacing instead of a new pour.

Extending a patio you already have

Sometimes the patio you have is too small. Maybe you want room for a hot tub, a summer kitchen or a screened enclosure. A patio extension is a new slab tied to the old one, and the tie-in is where it goes right or wrong. We saw a clean straight edge and join the new slab with an isolation or doweled joint, chosen after we check whether the old slab has settled, then match the finish so the seam doesn't read as a patch.

An extension is priced like any other pour. A 10 by 12 ft extension is 120 sq ft, so $960 to $1,680 at $8 to $14 per sq ft, before any permit or long hand-carry access.

If you're comparing concrete patio contractors, ask each one to write down the slab thickness, the joint plan, the fall away from the house and how the new edge meets the old patio. If you searched for cement patio contractors, note that cement is only the powder in the mix. What you're buying is the finished concrete slab. Stamped and colored finishes are on our stamped concrete page, and the driveway page covers a pour that connects, which we can do on the same visit.

We pour concrete patios in Winter Haven and the towns around it, including Auburndale, Bartow, Lake Wales and Haines City. Each of those cities reads backyard slabs a little differently, which is why the permit section above links a page for each.

Frequently Asked Questions

What does a 12x16 concrete patio in Winter Haven cost?
A 12 by 16 patio is 192 sq ft. At our $8 to $14 per sq ft range for plain or broom finish, that works out to $1,536 to $2,688. A stamped finish is quoted separately. Access, steps and any permit can move it, so the firm number comes from the free written estimate after we see the yard.
Can you pour a patio slab for a future screen enclosure?
Yes, and it's the smart order. In Winter Haven a screened enclosure is an accessory structure, so it has to sit in the rear or side yard, out of utility easements and inside your lot's coverage cap. We place the slab where the cage is allowed and thicken the edge where the posts will land, following your screen builder's layout.
How do I keep a patio from getting too hot?
Choose a light color, add a light spray-texture overlay, or shade part of the slab. The EPA cites an Arizona pilot where conventional paving reached up to 152 F at midday while cool pavements stayed 10 to 16 F cooler. A solid roof or pergola over the seating area does more than any coating.
How thick should a concrete patio be?
Florida Building Code Sec. R506 sets a 3.5 in. minimum for a slab on ground. Four inches is practice, not code, and that is our standard patio slab. Where screen posts or a future roof will bear on the edge, we thicken the edge to carry them, following the screen builder's layout.
Does a patio poured against the house need a permit?
It depends on the address. Polk County lists slabs next to a house as permitted work in unincorporated areas, Auburndale permits slabs over 100 sq ft within 10 feet of the home, and Winter Haven requires permits for structural work. The under-$7,500 exemption may help on some lots, but not in flood hazard areas. Ask your building department; we pull the permit when one is required.
My yard backs onto Lake Howard. How close can a screen room go?
The city keeps accessory structures, including screen enclosures, at least 25 feet from the lake's regulatory high-water line in Table 21-71A, about 131.9 feet NAVD 88 on Lake Howard, and 131.8 to 131.9 feet across the rest of the Southern Chain. Where there is a seawall, the distance is measured from its landward side. Your survey shows where that line falls.
Does a concrete patio need a vapor barrier?
Not for an open patio. The Florida Building Code skips the vapor retarder under patios that are not likely to be enclosed and heated later, and NRMCA notes a retarder under an outdoor slab can raise the risk of surface cracking during finishing. If you might turn the patio into an air-conditioned room, plan the 6-mil retarder before the pour.
Will my HOA make me pull the permit before it reviews my patio?
No. Florida Statutes s. 720.3035 says a homeowners association may not require a government building permit as a condition of its architectural review. You still need the HOA's approval if your covenants call for it, so send them the plan early. We can give you a drawing and the written estimate to attach.
When can furniture and the grill go back on a new patio?
Keep heavy furniture, planters and the grill off for about a week while the slab cures. Curing should start right after finishing and run three to seven days. Concrete strength is measured at 28 days, so save hot tubs and other big loads for after that.
